Concrete & Paving Updates

June 29th update:

Dear Sundance Hills Residents,
 
We'd like to provide an important clarification regarding the road work currently taking place in Sundance Hills.
 
After speaking with Greenwood Village personnel, we've learned there was some confusion surrounding the project timeline. When the original communication stated that "paving" would begin on July 6, it was referring specifically to the placement of new asphalt, not the milling and other preparatory work that has already begun.
 
What is happening now?
Between now and July 6, crews will be completing pre-paving work, including milling and other roadway preparation. During this time, residents should expect intermittent access restrictions as crews move throughout the neighborhood. Crews will work to maintain access whenever possible, but temporary delays or short-term restrictions may occur as equipment moves through the neighborhood. 
 
What residents should do:

  • Whenever possible, please avoid parking on streets where work is scheduled.
  • If you will be out of town and typically leave a vehicle parked on the street, we strongly encourage you to either:
    • Park your vehicle off-site, or
    • Leave a set of keys with a trusted neighbor who can move your vehicle if necessary.

 
We know this has been confusing, and we understand the frustration caused by the terminology used in earlier communications. We appreciate everyone's patience as we work to provide clearer updates.

The attached map shows scheduled asphalt paving dates only. Milling and other pre-paving work will occur before these dates and may result in intermittent access restrictions.

Please refer to the project map for your street's scheduled paving date. Keep in mind that milling and other pre-paving work may occur before the paving date shown.

June 26th update from Greenwood Village:

Dear Greenwood Village Resident,
This notification is to inform you that Asphalt Specialties is scheduled to perform the final paving phase of construction in your section of Sundance Hills, beginning Monday, July 6th through Wednesday, July 8th. During this final phase of the project, access to your property will be restricted during placement and compaction of the new asphalt on your street. The map on the reverse side of this notice shows the schedule, paving limits, and temporary alternative parking locations.

On your scheduled paving date, access will be restricted during the period of 8:00 am to 5:30 pm. If you are planning on using your vehicle on your scheduled paving day, please have your vehicle moved or parked outside of the paving limits by 8:00 am.

“No Parking” signs will be placed at least 24 hours in advance on each street scheduled for work. During the paving operations, we ask that you observe and obey all “No Parking” signs and traffic control measures to ensure a safe work zone and to expedite the construction work. We also request that you schedule deliveries and services (such as landscape maintenance) around your paving dates.

Should the scheduled paving date for a street be changed due to weather or other delays, revised dates will be posted on signs on the affected street. In case of emergency, police and fire vehicles will be allowed through at all times.

March 9th update:

Hello Neighbors,

This year, Greenwood Village will continue repairing concrete and paving streets in the neighborhood. The repairs will fix damaged sidewalks and ensure they are compliant with the Americans for Disabilities Act, as well as replace the asphalt on our aging streets. Individual property owners will receive a notice with details prior to any work being done.

The concrete sidewalk work is anticipated to start in March/April and be completed by late June. During this time, residents will have access to the streets and their homes as well as driveway access unless their driveway is part of a sidewalk that needs to be replaced, in which case you will be notified.

The Americans for Disabilities Act requires the sidewalk cross slope not exceed 2%. The City will let individual homeowners know in advance if their driveway is non-compliant and will plan to replace it with a mountable curb and gutter. Homeowners have options for ADA compliant alternatives, but the work must be contracted separately and be completed prior to paving in July. The city will reimburse residents for the cost of a mountable curb and gutter if you choose to proceed with a separate contract.  

Paving will start after the Fourth of July with plans to be finished before school starts. Streets to be paved this year include Florence, E Ida Place, the eastern portion of Ida, Fulton, Galena, Geneva north of Ida, and Hanover Way. Remaining streets will be paved in 2027.

You may access the slide deck presented by Greenwood Village staff at the recent meeting that discussed the concrete and paving work in detail here, including maps of the affected areas. January 22nd update:

Hello neighbors,

Please join us for a meeting with City of Greenwood Village staff on Tuesday February 10th from 6:30-7:30 in the Sailfish Room to learn more about this year's concrete and paving work scheduled for Sundance Hills. 

City staff will present the planned areas for concrete replacement and touch on American with Disability Act (ADA) that drives some of the replacements. Staff will also present the streets to be paved in 2026 including the notification process of when parking will be prohibited on streets as paving operations occur. After the brief presentation, staff will be available for questions from the neighborhood.

September 8th update:

Hello,

The city has asked us to distribute the letter linked here to all Sundance Hills residents as some additional repair work has been identified that will result in complete closure of the Powers & Geneva intersection for all of next week. If you are a resident in the area indicated in black on the map below, you will need to park your cars outside of this zone for the entire week next week, starting Monday at 8am. Please see the city's letter for more details, including what to do on trash day.

Additionally, as previously planned and shared, the other colored segments on the map below will be closed to traffic, parking and driving access for one weekday each (from 8am-5pm). If you live in these areas, you will need to move your cars to a nearby parking area by 8am on the day indicated in the map key:

Monday: Western portion of Berry Dr

Tuesday: Powers Ave

Wednesday: Geneva St

Thursday: skip for trash collection

Friday: Eastern portion of Berry Dr + the remaining section of Geneva/Powers shown in black

August 26th update:

Reconstruction on E Berry Dr has been completed and the city is moving on to the next phase. Starting tomorrow (Wednesday) through this Friday, milling work will occur on the sections of Berry, Geneva and Powers indicated in the map below. Full road closures are not required and homeowners will still have access to their driveways and immediate roads. Everyone should plan on some delays and avoid those routes as possible. 

Starting Monday 9/8, the final step of repaving will occur on Berry, Geneva and Powers. Each of the colored sections on the map below will have restricted access for one full weekday, from 8am-5pm. Please consult the map below and be sure your car is parked on a nearby street by 8am on the corresponding day.

Hello Sundance Hills neighbors,

See below for a letter from Donna Johnston, Sundance Hills resident and City Council member, regarding the concrete and pavement updates being made by the City of Greenwood Village.  

Sundance Hills Repaving & Concrete Work

I know Greenwood Village has been keeping individual residents updated on the concrete rehabilitation work being done in front of their homes and has had communication with the HOA and Metro Board, but I thought all Sundance Hills residents might want an update since paving will soon take place on some streets. 

Repaving E. Powers / E. Berry / S. Galena

Paving is scheduled to begin the week of August 11th for E. Powers starting at E. Berry, all of E. Berry, and South Galena from E. Berry to E. Ida. I recognize August 11th is the first day of school for the Cherry Creek district, but given the rain we’ve had this summer, the availability of the paving contractor, and the condition of these roads, the timing could not be avoided.  

The first area planned for construction is the reconstruction of Berry Avenue at the northeast corner of the neighborhood.  This portion of the road needs to be completely rebuilt.  This work will begin on August 13th and be completed by August 20th.  Milling of these streets will begin August 20th and end August 22nd.  Patching will occur the week of August 25th.  Residents will have access to their homes and pool members will have access to the pool during this time, and buses will be able to travel down these streets.  After Labor Day, road crews will come back to pave and all work should be completed by September 5th.  During paving, residents on affected streets will need to move their cars by 7 am and can return at 5 pm. 

The schedule is weather dependent and the City will work one street at a time, not all at once.  No work will occur on Saturdays or Sundays. Neighbors along those routes will receive a notice in the mail and the city will keep in close communication with the Sundance Hills HOA and Sundance Hills Metropolitan District.

Sidewalk / Driveway Concrete Work

In advance of the repaving of these streets, the City reviewed the sidewalks, curbs, street ramps and driveways crossing the sidewalks that met the replacement criteria based on damage or needed work to comply with the Americans with Disability Act.  Areas with significant damage or that didn’t meet the ADA criteria were redone to comply with the law.

We have received some complaints regarding the new concrete work and we are working to try to address those issues.   Specifically:

Color: On a going forward basis, the city is testing to see if a different curing compound would provide a better match with the old concrete.  There is a probability that the color will not match until weather and time bring the concrete into a more uniform color.

Concrete Splatter:  The contractor left concrete splatter on some streets and sidewalks.  The City is working with them to have this removed.  There have also been some questions about the utility markings. An effort will be made to have those removed as well.

Workmanship: There are certain areas where aggregate is showing through the concrete surface.  This is unacceptable and the contractor has been given notice to correct the issue.  With ongoing issues, the City has paused the contractor’s work until the situation can be rectified to ensure the work meets City expectations.
